White & Case, one of the world's leading international law firms, maintained
its Florida headquarters in three floors at Miami's premier commercial
property, 200 South Biscayne Boulevard. However, the floors, 47, 49 and 50,
were not contiguous. Moreover, the firm was further expanding its operations in
Florida, but there was no additional contiguous space at the property. With
three years remaining on the existing lease, Newmark Knight Frank, as a trusted
advisor for many of White & Case's most important real estate assignments
(including the firm's global headquarters lease in Manhattan) was retained to
develop and implement a strategic plan.

Newmark Knight Frank reviewed White & Case's current and projected space
requirements, working with an architect to create a comprehensive space
program. Once this had been completed, Newmark Knight Frank began evaluating
the market for relocation alternatives, both in Miami and in nearby Coral
Gables. Additionally, the firm evaluated any possible expansion options at
White & Case's existing location.
Ultimately, the partners of White & Case decided that they wanted to remain
within Miami. However, since they were already in the City's premier building,
they did not want to relocate, but needed to find a way to expand within the
property without creating operational inefficiencies.
To satisfy its client's wishes, Newmark Knight Frank began negotiations with the
tenant that occupied the 48th floor at 200 South Biscayne Boulevard. Following
a thorough presentation, Newmark Knight Frank convinced that tenant, another
law firm, to move its operations to the 44th floor, allowing White & Case to
secure the 48th floor for itself.

During the negotiation process with the property's owner, Newmark Knight Frank
restructured White & Case's existing lease, in addition to securing it the
expansion space. According to the terms of the restructured lease, White &
Case's rent was reduced, favorable expansion and contraction rights were
procured and a generous tenant improvement allowance was provided. Thanks to
Newmark Knight Frank's creative strategy, White & Case has its ideal offices at
the optimal property.
