The 1031 Exchange Division of Newmark Knight Frank's Capital Group specializes in the representation of investors seeking to effect a like-kind exchange pursuant to IRC §1031. In representing investors, Newmark Knight Frank provides an investment banking approach to the needs of exchange buyers and sellers that is unique in the industry. We are actively involved in marketing and coordinating the acquisition and sale of properties that are particularly suitable for exchange investors. In providing a complete capital markets approach to the needs of its clients, Newmark Knight Frank structures transactions and also arranges financing to accommodate the short and long term objectives of investors.

As the IRC §1031 exchange market has grown, more and more investors have been turning their attention to single tenant properties that are leased to investment grade tenants on a triple-net leased basis. Newmark Knight Frank specializes in these types of transactions with a particular focus on tenants with at least a minimum investment grade rating, as defined by Standard & Poors and Moodys. Given our national presence and length of experience in this segment of the real estate industry, we are able to draw on our relationships with institutional owners and developers on a national basis in order to arrange the acquisition of such properties, often before they are actively marketed.

Our services are not, however, limited to single tenant properties, as we are also actively involved in the acquisition of retail shopping center, multi-tenant office, mixed use and industrial properties on behalf of our investors.

Newmark Knight Frank provides a full array of services to accommodate the unique needs of its investors, including:

  • Providing advice to owners on cost-effective strategies prior to the sale of their properties
  • Conducting comprehensive due diligence in order to properly determine the value and viability of assets on the sale or buy side
  • Identifying replacement properties once a sale is in progress
  • Providing advice on timing the acquisition of replacement properties
  • Coordinating the acquisition of Replacement Properties
  • Arranging acquisition and post-acquisition financing of Replacement Properties
  • Providing property management and leasing services to the extent required in connection with operation of Replacement Properties
