Tenant Projects
A major element of our business lies in supporting owners and tenants in interior construction projects. Our team is deeply experienced in initiating projects with due diligence, inspections, preliminary budgets, test fits and selection of professional consultants. The Project and Development Management group adds value for our clients from day one by carefully evaluating and understanding occupant requirements, and anticipating the proper scope of work and associated costs. By identifying these costs early on and leading and managing all third party vendors, we minimize construction expenses for our clients.
We employ sophisticated tools in the overall administration and management of all projects. Communication is key; all of our systems, reports and activities are fully disclosed and are carefully coordinated with our clients so that they are informed at all phases of the project, thereby eliminating the occurrence of surprises. Our team has completed tens of millions of square feet in renovations and adaptive reuse of existing properties. We have a wealth of experience representing owners and owner occupiers. Our group begins by performing comprehensive assessments of existing conditions, highest and best-use analyses and master planning. We select the best and most suitable design professionals, and manage the evolution of concept development through to completion of concept drawings and specifications. Drawing on our experience and proven success record with large, complex projects, our clients are ensured the most competitive pricing from the contracting community with proven contractors.
In many cases, our projects involve construction in and around occupied space. We plan all construction events with precision to eliminate disruption to the client's business and maximize safety. In some instances, for owner occupiers, we will perform full turn-key renovations and interior build-outs. These projects can range from light industrial requirements to investment banking headquarters, including trading and mission-critical facilities.
New Construction
Our Project and Development Management group has vast experience representing tenants in built-to-suit ground-up programs. For our tenant clients, we develop comprehensive specifications for their occupancy requirements and manage core and shell designers to custom design facilities which meet their program requirements. We also assist in structuring relationships between tenant and owner/developer, which may include leasing, condominium ownership, or joint venture relationships. We leverage our client's occupancy with a developer to realize reduced effective rents, operating expenses, and overall construction costs by incorporating special requirements, such as enhanced security and overall control of operation and building systems, into the core and shell program.
