 515 MADISON – BUILDING OF THE YEAR

  The East Midtown Partnership awarded 515 Madison Avenue with its 2009 Building of the Year award in consideration for the building's "extensive renovation designed to make it an environmentally-friendly 'green' building, and increased occupancy in the process."  515 Madison Avenue (at 53rd Street), a 42-story building located in midtown Manhattan, registered with the U.S. Green Building Council to seek a Silver LEED-EB rating based on its extensive renovation.  The renovation includes upgrades to the lobby, systems and operating efficiency of the building.  In addition to its pending LEED-EB application, the Building is also pursuing LEED-CI certification for its pre-built 13th and 14th floors.

Some of the highlights of 515 Madison Avenue’s renovation include:

  • The lobby was extended by approximately 40 feet towards the street and improved with an energy-friendly lighting scheme.
  • The porte-cochere (carriage door) Madison Avenue entrance was redesigned to emphasize the building's signage by allowing natural light to penetrate its canopy.
  • The air conditioning and heating systems have already been updated to be more environmentally friendly. Two floors have already been outfitted with recycled-content carpets, lighting occupancy sensors and dual-flush toilets.
  • Two pre-built floors, retrofitted with recycled glass and wood, low-flush toilets and light sensors and updated mechanicals, are registered to earn a Silver LEED – CI designation.  
  • Five million dollar renovation included sourcing marble from the same quarry as the original material sourced in the early 1930s

Rosen Johnson Architects spearheaded the renovation project with a keen eye to improving the Building's operating efficiency, energy consumption and access to natural light.  The "greening" of 515 Madison Avenue has proven popular with tenants, as evidenced by the signing of three leases totaling over 33,000 square feet of space, including Memorial Sloan-Kettering Cancer Center, Kreab & Gavin Anderson Worldwide and Hamilton Investment Funds.
