The 1031 Exchange Division of Newmark Knight Frank’s Capital Group specializes in the representation of investors seeking to effect a like-kind exchange pursuant to IRC §1031. For the particular needs of exchange buyers and sellers, we provide an investment banking approach that is unique in the industry. We are actively involved in marketing and coordinating the acquisition and sale of properties that are most suitable for exchange investors.

Newmark Knight Frank provides a complete capital markets
approach to the needs of our clients by structuring transactions and arranging financing to accommodate the short- and long-term objectives of investors.

As the IRC §1031 exchange market has grown, increasing
numbers of investors have turned their attention to single tenant properties that are leased to investment grade tenants on a triplenet leased basis. Newmark Knight Frank’s professionals specialize in these types of transactions with a particular focus on tenants with at least a minimum investment grade rating, as defined by Standard & Poors and Moodys. Given our national presence and length of experience in this segment of the real estate industry, we are able to draw on our relationships with institutional owners and developers throughout the United States in order to arrange the acquisition of such properties, often before they are actively marketed.

Newmark Knight Frank’s services are not limited to single tenant properties, however. We are actively involved in the acquisition of retail shopping center, multi-tenant office, mixed use and industrial properties on behalf of our clients.

We provide a full array of services to accommodate the unique needs of investors, including:

  • Providing owners with advice on cost-effective strategies prior to the sale of their properties

  • Conducting comprehensive due diligence in order to properly determine the value and viability of assets on the sale or buy side

  • Identifying Replacement Properties once a sale is in progress

  • Providing advice on timing the acquisition of Replacement Properties

  • Coordinating the acquisition of Replacement Properties

  • Arranging acquisition and post-acquisition financing of Replacement Properties

  • Providing property management and leasing services to the extent required in connection with operation of Replacement Properties

Representative transactions include tenants such as Walgreens, FedEx, Home Depot, CVS, Eckerds, Bed Bath & Beyond, Best Buy, Ross Dress for Less, Robb and Stucky, Food 4 Less, United Health Care and other nationally recognized credit quality tenants.
